As well as working as a building and restoration contractor, Linford also carries out development projects involving historic or challenging buildings. We have three main areas we consider on our development led projects, these are as follows: Restoration Led Projects.
Using our repair, restoration and regeneration expertise in a development context, we are experienced at leveraging private capital to help bring old buildings back into residential or commercial use.
This includes projects involving listed or historically important buildings, or sites which other developers might consider difficult. We are interested in sites involving listed buildings, either in partnership with the owners or as a Linford-led development. Sustainable Development
Using our combined skills in refurbishment, restoration and Design and Build contracting, we have the experience not only to redevelop brownfield sites, but also to ensure those developments are sustainable. This includes reviewing all aspect of the project from the mix of the development, ground decontamination, and fabric of building, orientation, sustainable materials, and renewable energy. Our skills and commitment to sustainable development ensure our schemes are landmark developments.
We are interested in brownfield sites where this kind of re-development is required to bring the space back to life. Partnerships
A development partnership is ideally suited when the vendor wants to retain ownership and operational use of the development, but wants a contractor/developer to work closely with them to ensure potential issues are resolved at the earliest opportunity.
All our skills as a developer and contractor are offered as a one-stop shop. We will appoint a design team and provide a feasibility appraisal of a potential development, review the financial viability of a scheme, including providing planning advice and possible development procurement options, including funding of design development, purchase and joint venture options. This work can form part of a consultancy agreement where we provide the professional service, and facilitate the development for the vendor. Our experience
